As an active Realtor here in the White Mountains, I am noticing a decrease in our inventory here in the Show Low area. With real estate prices at rock bottom and foreclosures starts to shrink up, soon prices in will begin to rise again. The current prices in April 2012 on foreclosures are roughly $60 – $70 a square foot and homes that are not foreclosures are selling between $85 – $100 a square foot. With real estate sales picking up in Phoenix and Tucson and their inventory drying up, the market here in the White Mountains is starting to see an increase in buyer activity. Just in time for Spring, we should see our inventory here in Show Low, Lakeside, and Pinetop continue to slowly decrease because of the time of the year.

Majority of the people trying to sell their home don’t understand how important it is to find a real estate agent that can successfully market and advertise their home to attract potential buyers to their listing. Every morning when I log into the local MLS ( Multiple Listing Service) and notice poorly taken pictures, incomplete descriptions, wrong information, and even some listings contain no pictures at all. I often wonder if the sellers of these properties know if their agent has done their fiduciary duty to represent their client the best way possible.
As a seller you want to have a curve over your competition, and this means going with a real estate agent that will effectively market and advertise your home. This includes using Internet marketing strategies, taking quality pictures of your home, creating virtual tours, putting up directional signs, having Realtor tours to your home, having just listed postcards made, newspaper advertisements, flyers, sign riders, ect…. Does this sound like something your realtor does for you?
In today’s real estate market, it is imperative to act quickly when you see a potential home you may want to buy. I have worked with a number of buyers that have waited till the last minute to put in an offer on a home just to find out that their offer was not accepted or there was a higher offer that was accepted. As being an active real estate agent, one of my main objectives is to educate my buyers with the current real estate conditions in the area. Now that spring is just right around the corner, there has been an increase in the amount of people looking for good deals. The problem that I am starting to see is that, once a new listing that is priced right is entered into the MLS ( multiple listing service ) for all active real estate agents here in the White Mountains to view, there will be multiple offers submitted on that particular home. The faster you can get an offer on a property of interest, you have a better chance of becoming the new owner of that home. It doesn’t hurt to submit an offer on a home that you may consider buying because as a buyer, you have a 10 day inspection period that gives you the opportunity to back-out if your not satisfied. So next time that your debating on putting in an offer on a home, remember that you can back out anytime during the inspection period. The point I am trying to get across in this new blog entry is that, if you like a home and don’t want to lose the opportunity of owning it, then submit an offer immediately and then contemplate whether or not you want to go forward with purchasing the home during the 10 day allotted for inspection.
There is quite a buzz going on in the news about how the real estate market is seeing improvements because of an improving economy. Turn on your television or browse popular online media networks, and you will read or hear about tons of analysts mentioning that we are starting to see a light at the end of the tunnel with the current economic downturn. With election just right around the corner, I often wonder if these reports are manipulated as an attempt to get the president re-elected. For myself, as being an active real estate agent, I have noticed a major upswing on the amount of homes being sold and how quickly foreclosures are getting offers on them right when they hit the real estate market. Many of the clients I work with will ask me, “How is the real estate market doing in the White Mountains, is it moving quickly?”. The truth of the matter is, because of the low prices and low interest rates, this really couldn’t be a better time to invest or buy real estate if you have the money. Also, we are starting to see lenders productively lending more to qualified buyers, and everything seems to be on a road to recovery. Hopefully time will tell if this will be the year that is either going to make or break the current rise in our economy. Lets stay optimistic and on track to a very successful year for everyone’s sake.

The White Mountains have received lots of snow already during this holiday season. With Christmas just around the corner, you can expect to have a white Christmas this year. Since the end of November we have had a drastic change in our weather here in Show Low and surrounding cities. Sunrise Ski Resort opened for business as of December 9th, 2011 and already have a 56″ base. Many vacationers have already made their way up to the White Mountains to enjoy the 2011 -2012 ski season and spend time with their families that reside here. As an active snowboarder, I plan to enjoy this season as well and have a great new years. 
It’s that time of the year again to break out with the snow shovels and chains for your tires because that snow is coming to the White Mountains. During the month of November we had great weather and lots of sunshine including the Thanksgiving Holiday. We are expected to get over 12 inches of snow here in Show Low over the next few days leading into December. Sunrise Ski Resort is making snow nightly for an expected open date in the middle of December, right before the Christmas Holiday. During this time of the year we tend to get lots of people looking to escape the desert and enjoy our winter outdoor activities. The real estate market has been very busy for 2011 and hopefully carries on into the 2012 calendar year. With real estate prices favoring buyers, it has been a very busy close to the 2011 season with buyers looking for good deals.
